Applying for the loan is one of the most stressful elements of buying a house. But it doesn't have to be. I have close relationships with many lending companies in the Osterville area, and they've helped me realize some things that can make the loan application process a snap.

1 – Compile a list of questions about your loan program

Be sure to have a list of questions if you don't totally comprehend the pros and cons of the various programs. I or one of my trusted lenders can assist you with understanding the advantages and disadvantages of each program, because it can be hard to understand the characteristics of fixed and adjustable rate mortgages.

2 – Decide when you want to lock

When you lock in an interest rate, it indicates that the mortgage lender holds to the interest rates for the loan – normally at the time the loan application is submitted. By floating the rate, you can lock the rate at any time between the day of your loan application and the issuing of closing documents. Buyers who opt to float believe that interest rates will decline in the near future. Click here to see the outlook for the next 90 days of interest rates.

3 – Determine if you want to pay additional points to decrease your rate

When you opt to pay additional points to lower the interest rate of your mortgage loan, you'll pay for them in cash at closing. Every point is 1 percent of the loan. To determine if purchasing points is right for you, click here to use our points calculator.

4 – Gather your paperwork

Acquiring a mortgage loan requires a lot of paperwork, so you should take some time to get your documents together. Click here to preview typical information that goes on a loan application.
